Oakbrook Subdivision - New affordable homes in Holton, Kansas; a new 24-home subdivision next to the city park and soccer fields at First Street and Pennsylvania Avenue. 

Now qualifying for the first five families for special financing that can make your new house payment close to what you've been paying for rent.

You can become a homeowner in several simple steps:

Step 1
Pre-Qualify - apply for financing to determine what loans and grants you qualify for.  We have several grant programs that Homestead has been awarded just for these new homes here in Holton.  Pre-qualifying will determine what grants and loans you qualify for and what your payment on a new home would be.

Step 2
Meet with Homestead and our builder to determine house plan, choose your building lot and obtain total home cost estimate.  We've obtained bids on several home plans; all three bedroom, two bath homes of almost 1,300 square feet.

Step 3
Submit loan package for your home to Homestead and lenders, obtain lender loan approval.

Step 4
Close construction loan on lot and begin construction!  Begin tracking your 100 hours of "sweat equity" that can provide you a grant of $6,000-$10,000.  You make decisions on colors or siding, interior colors, cabinets, countertop, carpet, vinyl, etc.  While not "custom homes", your choices make your home yours.

Step 5
Meet monthly with Homestead and your builder to review construction draws.  We'll cover budget, timing and make certain all items are moving forward.

Step 6
In 4-6 months, celebrate the completion of your new home; close on your permanent home loan and  MOVE IN!
